The 10 Most Expensive Homes in Louisville

The end of the year is always an interesting time for me as a Realtor.  It’s interesting for me to see how my own home sales break down for the whole year.  It’s the time for me to prepare for a new year of home buyers and home sellers, taking on the trends of the current year and predicting how they will turn out next year.  It’s also the time for me to take a peak at how well the luxury homes in Louisville have sold, and let’s be honest, this part is really fun!  Who doesn’t love looking at homes that they can’t afford?  With the fun also comes learning, though.  For example, you may not know that there were a total of 18 sales above the million dollar price tag in Jefferson County in 2012.  This statistic becomes very interesting when you compare it to 2013.  Million dollar home sales in Jefferson County for 2013 have doubled from last year with 36 sales this year at or above a million dollars.  That’s is a huge contrasting number, and of course I love seeing the statistics… but the best part is seeing what the house looks like!  Without further adieu I present you with the 10 most expensive single family homes sold in Louisville, KY Jefferson County for 2013.

TEN | 2403 Greten Ln, Anchorage, KY 40223 gretenfront

Originally listed for $2,975,000 back in October 2011, this Anchorage home ended up closing for $1,400,000 as a short sale on April 18, 2013.  This classic estate sits on 5 acres of land with a pool and horse barns, and contains 5 bedrooms, 4 full baths, and 3 half baths, 6,959 sq ft above ground and another 2,675 sq ft in the finished basement.  Also in this Louisville home: a theater room, second full kitchen in the basement, and a 4-car garage.

NINE | 7908 Farm Spring Dr, Prospect, KY 40059 farmspring

Originally listed for $1,500,000, this 6 year old home has 5 bedrooms and 7 and a half bathrooms with 5,900 sq ft above ground and 3,700 finished square feet in the basement, and sits on an acre lot.  The home closed on 11/25/13 for $1,431,250 after only 33 days on the market.  With billiards, game rooms, a theater room, and a fully integrated audio/video package that allows you to control your home from an iPhone, this home is an example of the up-and-coming “smart home” movement.  The brick in this picture has been painted grey.

EIGHT | 1638 Spring Dr, Louisville, KY 40205 SpringBack

Most well-known for the annual Derby party at the Barnstable-Brown home, Spring Drive is located right on the edge of Cherokee Park in the Highlands.  This amazing remodel has 4 bedrooms, 9 full bathrooms and one half bathroom, 5,069 sq ft above ground, 3,000 sq ft of finished living are in the basement, over 1.5 acres (what?! in the Highlands?! Yes, that is not a typo), a saltwater pool, a pool house with a bar, restrooms, and showers; a separate 1,000 sq ft guest house, a tree house, and a zip line.  And that is all I can fit into this post!  Listed for $1,750,000 this home sold for $1,625,000 in just 44 days.

SEVEN | 5706 Harrods Glen Dr, Prospect, KY 40059 harrodsglen

This 5 year old home in Harrods Glen has 5 bedrooms, 5 full bathrooms and 2 half bathrooms, almost 7,000 sq ft above ground with an incredible 4,465 sq ft finished in the basement, and another 1,182 unfinished.  That brings the total finished living area to over 11,000 sq ft!  Some of the details of this home are as follows: elevator access to all 3 levels, limestone terraces, multiple outdoor living spaces, 8 fireplaces, laundry stations on all 3 levels, a theater room, central vacuum, irrigation system, 4 car attached garage, and a pool situated on a little over an acre.  Wow, this one is all about convenience!  Originally listed for $2,000,000, the home sold in only 33 days for $1,850,000.

SIX | 6005 Springhouse Farm Ln, Louisville, KY 40222 springhouse

The dramatic Manor Home at Glenview Springs was originally built in 1841 and painstakingly restored in 2008.  Sitting on almost 3 acres of beautiful green space, the Manor Home includes 8 bedrooms, 8 and a half bathrooms, 7,864 exquisite sq ft above ground with 2,900 finished sq ft in the basement,  3rd floor lofted spaces, guest suite above the 3-car attached garage, 2 master suites, 8 fireplaces, commercial appliances in main kitchen, full basement kitchen, and outdoor spaces that extend the already gracious living areas into nature.  A piece of history and art, this home was listed for $2,199,000 and sold for $1,900,000 in 195 days.

This Mockingbird Valley home sits on 2.65 acres with 8,058 sq ft above ground and an unfinished basement with 1,824 sq ft.  The home has 6 bedrooms, 6 full bathrooms and two half bathrooms, heated marble floors in the master bathroom, a master bedroom balcony overlooking the pool, amazing gourmet kitchen with commercial appliances and a marble counter top island, and some spectacular, high-end finishes.  Listed for $2,595,000 this home sold in 55 days for $2,300,000.

FOUR | 5001 Avish Ln, Glenview, KY 40025 avish

In prestigious Glenview the houses carry a lot of history and there is always a story to go with the property.  This nationally recognized historic home is part of the Country Estate of River Road Historic District and was designed in the Tudor Revival style by Frederick Morgan to be completed in 1927.  The home sits on 10 acres of lush ground by the Ohio River with some of the most incredible gardens, manicured foliage, outdoor living spaces, and entertainment terraces you have ever seen.  Some other features include: 5,534 sq ft above ground with an unfinished 1,135 sq ft in the basement, 5 bedrooms, 4 full bathrooms and 2 half bathrooms, arched doors and windows, pool, and all sorts of original charm like balconies overlooking the main living area.  Listed for $2,600,000 this home actually sold for $3,050,000 in only 18 days on the market.  This leads me to believe that there were multiple offers on this home.

THREE |  5 River Hill Rd, Louisville, KY 40207 rivelhill

This Indian Hills home is in true beast mode.  With 11,000-ish sq ft above ground and another 3,200 sq ft in the finished basement you have more than 14,000 sq ft of finished living space!  There are 6 bedrooms, 6 full bathrooms and 2 half bathrooms, a 4-car attached garage, a 5-car detached garage, a movie theater in the lower level, an art gallery, at least 2 kitchens, custom lighting throughout, and tons of marble.  Originally listed for $6,750,000 back in 2007, this home spent some 2,000 days on the market finally selling for  $3,350,000 in September 2013.

TWO | 4008 Glenview Ave, Glenview, KY 40025 glenview

It is no surprise that 2 of the top 5 are in Glenview.  This massive Louisville home has 12,800 sq ft above ground with another 1,328 finished in the basement, and 2,777 unfinished in the basement, 5 bedrooms, 7 full bathrooms, 3 half bathrooms, 5.6 acres, pool, 3 and a half car garage, 9 fireplaces, upper level temperature controlled wine cellar, and a guest cottage.  Did I forget anything?  Definitely, but I don’t have time to hit them all.  The home was built in 1912 and is also a national historic treasure and part of the Country Estates of River Road Historic District.  Originally listed for $3,800,000 this home was sold in 62 days for $3,510,000.

ONE | 1801 Sulgrave Rd, Louisville, KY 40205 1801 SulgravePVA

And the most expensive house to close in Louisville as of the date of this post is located on the edge of Cherokee Park in the Highlands on Sulgrave Rd.  The stately home has 5 bedrooms, 4 and a half bathrooms, 6,348 sq ft above ground with an unfinished basement, carriage house with garage and separate apartment, and more history than you could ever dream of.  This plantation was originally built in 1867 by Joshua Fry Speed and his wife, and the home still stakes claim to 6.7 acres of the original Farmington plantation.  The home, labeled “Cold Spring”, underwent a major renovation and expansion in 1911.  It was originally listed for $3,950,000 back in 2012 and ended up selling for $3,600,000 in September 2013.

It is also important to note that there are currently 3 homes under contract at a million dollars or higher that could close before the end of 2013.  There is no doubt that 2013 has seen a major shift in the luxury home market.
