Incredibly cool neighborhoods like The Highlands or Clifton and Crescent Hill are becoming less and less affordable for a lot of people. The Louisville real estate market is at an all time high, yet rates are still incredibly low. And while more people can afford more house because of the low interest rates, certain places still remain off limits to the first time buyer. For example:
- The average sale price of homes and condos in the Highlands so far this year is right at $262,000.
- The average sale price of homes and condos in Clifton / Crescent Hill so far this year is $208,400.
So, in more vivid terms, if you put 5% down on an average Highlands home, your monthly mortgage payment would be around $1,525 including taxes and insurance (estimated). Buying an average Clifton/Crescent Hill home with 5% down would run you about $1,325 per month including taxes and insurance (estimated). The average home buyer in Jefferson County can afford quite a bit less than that at around $1,100 per month. This makes it difficult for home buyers to purchase a home or condo in either of these neighborhoods.
The point of all this is to let you know that occasionally a home hits the market that will allow someone to move into to a hot area that they wouldn’t normally be able to afford.
